For many homeowners, family offices, and private investors, building a custom residence represents one of the largest capital commitments they will ever make. After years of working alongside homeowners, architects, builders, designers, consultants, and specialty trades on complex luxury residential projects, Palakanis observed a consistent pattern. Projects rarely struggled because of a lack of talent or commitment. They struggled because every professional was accountable for their own discipline, while no one was independently accountable for protecting the owner’s interests across the project as a whole.
“Luxury residential construction doesn’t lack exceptional professionals,” says Palakanis. “What it’s lacked is an independent framework that aligns every decision with the owner’s objectives, investment, and long-term vision.”
That insight became the foundation for ARIMIA, an independent luxury residential advisory firm dedicated to governance, owner advocacy, and strategic oversight for high-value residential projects.
Unlike architects, designers or builders, ARIMIA does not design homes or perform construction. Its role is intentionally independent, providing objective guidance, evaluating critical decisions, and helping ensure that every phase of a project remains aligned with the owner’s goals.
This independence is central to ARIMIA’s philosophy. Without financial ties to the professionals engaged on a project, the firm’s advice is guided solely by the owner’s interests rather than commercial incentives.
As luxury homes have become increasingly sophisticated, so too have the challenges associated with delivering them.
Today’s projects often require coordination among architects, builders, structural and engineering consultants, interior designers, landscape architects, lighting specialists, technology integrators, sustainability experts, and dozens of specialty trades. Palakanis believes the luxury residential market has reached a point where that model is no longer sufficient.
“Every other significant capital investment involves independent due diligence before commitments are made,” she explains. “Luxury residential construction has largely been the exception.”
Rather than replacing architects, builders, or designers, ARIMIA was created to strengthen collaboration by introducing an independent layer of governance that helps align decisions, manage risk, and improve accountability throughout the life of a project.
The firm’s work extends from early planning and team selection through contract review, construction oversight, decision management, and project completion, always with the owner’s long-term interests as the guiding priority.
In 2026, ARIMIA expanded its mission with the launch of The ARIMIA Registry, the first independently verified professional registry built specifically for luxury residential construction.
The Registry was created in response to another longstanding challenge: while referrals and reputation remain valuable, they do not independently confirm that a firm’s credentials, licensing, insurance, and professional standing have been reviewed at the time an owner is making a hiring decision.
Approved Registry Partners are eligible to display the ARIMIA Governance Certified Insignia, providing homeowners, family offices, and private advisors with a visible indication that a firm’s credentials have been independently verified according to ARIMIA’s standards.
For Palakanis, the Registry is not about replacing professional reputation. It’s about strengthening trust through greater transparency.
“Trust and verification aren’t opposites,” she says. “The strongest professional relationships are built on both.”
Palakanis believes the conversation around luxury residential construction is changing.
As projects continue to increase in complexity and value, owners are beginning to expect the same level of strategic oversight, transparency, and independent accountability that already exists in other categories of significant investment.
Her vision is for independent governance to become a recognized best practice, not because regulations require it, but because the industry recognizes the value it creates for homeowners and the professionals who serve them.
“The future of luxury residential construction isn’t defined by building bigger homes,” says Palakanis. “It’s defined by building greater trust, stronger accountability, and more informed decision-making into every project.”
